The Worst Thing About Buying in Sun City
If you want to live in a nice retirement community, that’s reasonable in price and has great recreation options, Sun City, Arizona is the place. But there’s one thing that you’ll have to pay for when buying in Sun City that’s a bit painful… the one time preservation and improvement fee.
The Preservation and improvement fee is assessed on all new home purchasers in Sun City. Right now… it’s $3500. You only have to pay it once.. when initially purchasing a home. And that includes condos, townhomes and gemini homes too. The money is used by the recreation centers to remodel and build the centers.
This community is 50 years old and the recreation centers of Sun City, or RCSC, wants to make sure we enjoy the best of recreation facilities. Over the years many of the rec centers have been updated… and a new center was just built on Grand Avenue… which includes enlarged space for the photography and clay arts clubs, and this garage for the Vintage Vehicles Club of Sun City!
Right now the RCSC is working on a plan to remodel and update the Mountain View Rec Center. Here are drawings of what the new rec center will look like. When the first phase is complete, there will be a new 400 seat theater, new gym with basketball and volleyball courts, and three pools, a sport pool, lap pool and resort pool. There’s even going to be a movie screen by the pools for dive in movies! The main entrance will be moved from 107th Avenue to Mountain View Road. And there will be space where the old swimming pool is to build additional features in the future.
This new recreation center will make living in Sun City even more exciting and fun!
So what if you have a home here and want to sell it and buy a different property in Sun City…. do you have to pay that $3500 fee again? Well there’s good news. You will pay the fee when purchasing the new property… but if you sell your first place within a year.. you can apply for a refund of the fee because you already paid it with your initial purchase. This is great for anyone who wants to move up to a larger home.
So even though having to pay this fee is painful, it’s essential for the maintenance and updating of the facilities. And the RCSC accomplishes this using only the collected money and does not go into debt. They have monthly board meetings residents can attend, to keep up to date on the latest projects.
