Sun City is the best deal in town! In the Phoenix metro area, Sun City, Arizona has the best prices for homes.
If you are fifty five years and older…and are looking to buy in the Phoenix area, you are lucky…. You can buy in the lowest priced community in the Valley, and that’s Sun City.
It’s been an unprecedented year in real estate through much of the nation. We’ve seen very low inventory, price increases, and bidding wars. For many, the cost has become too high. If you want to live in Phoenix, you cant buy a single family home for less than $300K. Except if you want to live in Sun City!
I looked on the multiple listing service today and found 14 homes for sale for less than $300K.
Of the condos… there are 11 which are under $200,000.
It was an even better deal a year ago when the average home sale price was less than $250K in Sun City. Here’s a graph which shows how high prices rose here and in Sun City West.
Last December, the average home sold for $247K in Sun City and $318K in Sun City West. Last month it was $305K for Sun City and $399K for Sun City West.
Part of the reason for price increases is low inventory and high buyer demand. During the past year the average days on market in Sun City was around 30 and in Sun City West it was around 24. Buyers aren’t waiting around… when they see a home they like… they grab it.
Buyers know Sun City, Arizona is a great value. We have lower prices, lower property taxes and no city sales tax. Plus when you buy here, you join the Recreation Centers of Sun City and get to enjoy all the great amenities, clubs and activities for less than $500 a year.
Here’s the best part… how much lower Sun City’s prices are than surrounding areas. Here’s a map showing the average prices on homes throughout the Valley.
All of them are more than $400,000. Sun City has the lowest prices here of any city in the Valley… making it the best deal in town!
